A simple seasonal routine
- Look and listen monthly. Grinding, scraping or a door that hesitates usually means friction or wear.
- Lubricate twice a year. Use a proper garage-door lubricant on springs, hinges, rollers and the opener rail — not WD-40, which strips grease.
- Wipe down tracks. Clear grit and salt residue; a clean track reduces wear.
- Check the balance. Disconnect the opener and lift the door halfway by hand — it should stay put. If it drops or flies up, the springs need attention.
- Test the auto-reverse. Place a roll of paper towel under the door; it should reverse on contact.
